The Brilliant Economics of Green Buildings | GreenPoint Partners

Forbes: Say what you will about the benefits of clean energy or the costs of pollution, the jury has returned an ambiguous verdict on the greening of the commercial real-estate market.? The niche has become mainstream. ?Anyone who says?green buildings, which are certified by third-party verifiers as demonstrating superior environmental performance and resource efficiency, are ?boutique? has not been paying attention.

The commercial buildings sector boasts the most explosive growth in green building. In 2010, a third of all new commercial construction was green, amounting to a $54 billion market for commercial green buildings. By 2015, green buildings in the commercial sector are expected to triple, accounting for $120 billion to $145 billion in new construction and $14 billion to $18 billion in major retrofit and renovation projects.

But not all commercial buildings are the same. For all practical purposes, there are three classes of commercial buildings ? Class A, Class B and Class C. These classifications are commonly used as a proxy for a building?s ability to attract high-value tenants.

While there is no standard definition for what qualifies as Class A, Class B and Class C commercial buildings, the?Building Owners and Managers Associationsuggests considering the following criteria when classifying commercial buildings:

Class A: Most prestigious buildings competing for premier office users with rents above average for the area. Buildings have high quality standard finishes, state of the art systems, exceptional accessibility and a definite market presence.

Class B: Buildings competing for a wide range of users with rents in the average range for the area. Building finishes are fair to good for the area. Building finishes are fair to good for the area and systems are adequate, but the building does not compete with Class A at the same price.

Class C: Buildings competing for tenants requiring functional space at rents below the average for the area.

In other words, Class A buildings are the most desirable and Class C buildings are the least desirable from the typical tenant?s perspective. Greater desirability means more money. It turns out Class A is where the green paradigm has achieved the deepest penetration.

?Green building is fundamentally altering real estate market dynamics ? the nature of the product demanded by tenants, constructed by developers, required by governments and favored by capital providers,? according toRREEF Research. ?The upshot will be a redefinition of what constitutes Class A properties and even institutional-quality real estate.?

The predicted ?upshot? is rapidly becoming a reality in?Manhattan?s commercial real-estate markets, which is dominated by Class A properties. InManhattan, Class A office buildings account for 61% of the total market. Class B buildings make up 26% of the market and Class C accounts for the remaining 13%, according to?Cushman & Wakefield.

While stricter government regulation may ultimately make green buildings the de-facto standard for new and renovated buildings in the future, tenant demand is the primary reason why green buildings are becoming mainstream in today?s Class A commercial real-estate market.

?At?Hines, we specialize in Class A space, and we?ve reached the point where clients don?t think it?s Class A unless it?s green,? said Jerry Lea, the Executive Vice President of the real-estate investment and management firm.

Many tenants are willing to pay a premium for space in green buildings because of the lower operating costs, higher worker productivity and reputational benefits associated with the superior environmental performance of green buildings.

If the past presages the future, today?s green buildings market is chump change compared to the opportunity likely to come down the pike over the next decade. To put the scale in perspective, in 1995, the total floorspace of U.S. commercial buildings ? 58.8 billion square feet of floorspace ? exceeded the total area of the State of Delaware and amounted to more than 200 square feet for every U.S. resident.

NASHVILLE, Tenn. (AP) ? Martina McBride is taking on a new role at the Academy of Country Music Awards this Sunday: wedding singer.

She will perform her new single, "Marry Me," with Train lead singer Pat Monahan while a couple from New Jersey gets married on stage. McBride handpicked Christina Davidson and her fianc? Frank Tucci to tie the knot during her performance in Las Vegas.

They both lost their spouses in 2009 and met at a support group for young widows and widowers that Davidson started in their community. Their friendship grew as they dealt with the challenges of being single parents and the struggle to keep their spouses' memories alive.

The ACM Awards air live on CBS April 1.

ANN ARBOR, Mich.

ANN ARBOR, Mich. ? Colorectal cancer is the second biggest cancer killer, trailing only lung cancer in the number of deaths each year. The American Cancer Society estimates 51,690 people will die from colorectal cancer this year.

But unlike lung cancer, experts know how to detect who?s at high risk and how to successfully screen for and prevent this disease.

In time for Colorectal Cancer Awareness Month, University of Michigan Comprehensive Cancer Center experts outline genetic counseling, screening and treatment strategies for colorectal cancer.

Genetics pinpoint higher risk
About 10 percent of colon cancers can be traced back to genetics. If colon cancer runs in your family, it might be a faulty gene at work. Genetic counseling and testing can help identify people at higher genetic risk of colorectal cancer.

Two common conditions ? which can be detected through genetic testing ? are linked to colon cancer risk: familial adenomatous polyposis and Lynch syndrome.

?People concerned about a family history of cancer, or those who have been diagnosed with colon cancer before age 50, should talk to their doctor about the possible benefits of genetic counseling,? says Elena Stoffel, M.D., director of the Cancer Genetics Clinic at the U-M Comprehensive Cancer Center.

Genetic counseling typically involves an overview of cancer genetics, a history and physical examination to look for signs and symptoms of familial cancer, and individualized counseling about strategies to lower the risk of cancer.

In Michigan, Gov. Rick Snyder has declared March 22 Lynch Syndrome Hereditary Cancer Awareness Day. About 25,000 people in Michigan are estimated to have Lynch syndrome, a hereditary condition associated with a high risk for developing colorectal and other types of cancer. Most of those at risk remain undiagnosed. For families with multiple cases of colorectal cancer, genetic evaluation can help determine if specialized screening would be beneficial.

Colon cancer can be largely prevented through proper screening. Yes, that?s right: prevented.

Colonoscopy, the gold standard in colon cancer screening, can not only detect cancer but also be used to remove precancerous polyps.

?It?s important to be screened routinely for colon cancer, and there are a variety of tests available to help do that. If we reached full compliance with colon cancer screening, we could prevent more than 90 percent of colon cancers,? says D. Kim Turgeon, M.D., associate professor of gastroenterology at the U-M Medical School.

Screening for colon cancer should begin at age 50 for people of average risk. Those with certain risk factors (including genetic predisposition) may need to begin screening earlier.

Treatments improving
Unfortunately, only about half of people who should get screened for colorectal cancer do. And so 143,460 people will be diagnosed with the disease this year, according to the American Cancer Society.

Researchers are working to find better ways to treat colorectal cancer. At U-M, radiation oncologists have developed new techniques to treat tumors that spread to the liver. Better surgical techniques allow advanced disease to be surgically removed.

New drugs are also in the pipeline to treat colorectal cancer, most targeting molecular pathways involved in fueling the disease. In addition, researchers are working on tools to help determine who needs chemotherapy and who doesn?t.

?We are using molecular tests to better characterize tumors and tell which patients are most likely to relapse. These tests are especially important for patients with stage II disease where the benefits of chemotherapy may be marginal. If we can tell which patients have a very low risk of recurrence, we can potentially spare them from chemotherapy and it side effects,? says Marwan Fakih, M.D., co-director of the Gastrointestinal Oncology Program at the U-M Comprehensive Cancer Center.

?Molecular characterization is also helpful in determining the best chemotherapy regimen for patients with more advanced disease,? Fakih adds.

PINK Embassy has announced plans for the first ever gay pride parade in Tirana on May 17.

AFP reports:

Albanian gay organisations on Friday announced plans to hold the country?s first ever gay pride parade in Tirana on May 17, a move immediately slammed by a government minister.

?May 17 will be a special day ? the LGBT (lesbian, gay, bisexual and transgender) flag will be raised for the first time in Tirana,? Altin Hazizaj of the Pink Embassy organisation said in a statement sent to media.

But Albania?s deputy defense minister and the leader of the royalist party, Ekrem Spahiu, was quick to slam the plan. ?My only commentary on this gay parade is that they should be beaten with truncheons,? he said.

Albania?s traditional patriarchal society is deeply homophobic, and human rights organisations say gays face violence and discrimination.

Romney routs Santorum in GOP primary in Illinois

SCHAUMBURG, Ill. (AP) ? Mitt Romney took a major stride toward the Republican presidential nomination Tuesday night, routing Rick Santorum in the Illinois primary for his third big-state win in a row and padding his already-formidable lead in the race for convention delegates.

"What a night," Romney exulted to cheering supporters in suburban Chicago. Looking beyond his GOP rivals, he said he had a simple message for President Barack Obama, the man Republicans hope to defeat next fall: "Enough. We've had enough."

Returns from 98 percent of Illinois' precincts showed Romney gaining 47 percent of the vote compared to 35 percent for Santorum, 9 percent for Ron Paul and 8 percent for a fading Newt Gingrich.

That was a far more substantial showing for Romney than the grudging victories he eked out in the previous few weeks in Michigan and Ohio, primaries that did as much to raise questions about his ability to attract Republican support as to quell those questions.

Santorum, who hopes to rebound in next Saturday's Louisiana primary, sounded like anything but a defeated contender as he spoke to supporters in Gettysburg, Pa. He said he had outpolled Romney in downstate Illinois and the areas "that conservatives and Republicans populate. We're very happy about that and we're happy about the delegates we're going to get, too."

"Saddle up, like (Ronald) Reagan did in the cowboy movies," he urged his backers.

Romney triumphed in Illinois after benefitting from a crushing, 7-1 advantage in the television advertising wars, and as his chief rival struggled to overcome self-imposed political wounds in the marathon race to pick an opponent to Obama.

Most recently, Santorum backpedaled after saying on Monday that the economy wasn't the main issue of the campaign. "Occasionally you say some things where you wish you had a do-over," he said later.

Over the weekend, he was humbled in the Puerto Rico primary after saying that to qualify for statehood the island commonwealth should adopt English as an official language.

Initial results showed Romney's victory was worth at least 41 delegates in Illinois.

That gave him 563 in the overall count maintained by The Associated Press, out of 1,144 needed to win the nomination. Santorum has 261 delegates, Gingrich 135 and Paul 50.

Exit polls showed Romney preferred by primary goers who said the economy was the top issue in the campaign, and overwhelmingly favored by those who said an ability to defeat Obama was the quality they most wanted in a nominee.

He won among votes who said they were somewhat conservative or moderate, while Santorum prevailed among those who said they were "very conservative."

While pre-primary polls taken several days ago in Illinois suggested a close race, Romney and Restore Our future, a super Pac that backs him, unleashed a barrage of campaign ads to erode Santorum's standing. One ad accused the former Pennsylvania senator of changing his principles while serving in Congress, while two others criticized him for voting to raise the debt limit, raise his own pay as a lawmaker and side with former Sen. Hillary Rodham Clinton to support legislation allowing felons the right to vote.

In all, Romney and Restore Our Future outspent Santorum and a super PAC that backs him by $3.5 million to $500,000, an advantage of 7-1.

In the long and grinding campaign, Santorum looked to rebound in next Saturday's primary in Louisiana, particularly given Romney's demonstrated difficulties winning in contests across the Deep South.

A 10-day break follows before Washington, D.C., Maryland and Wisconsin hold primaries on April 3.

Santorum is not on the ballot in the nation's capital.

Private polling shows Romney with an advantage in Maryland, and Restore Our Future launched a television ad campaign in the state during the day at a cost of more than $450,000.

Wisconsin shapes up as the next big test between Romney and Santorum, an industrial state next door to Illinois, but one where Republican politics have been roiled recently by a controversy involving a recall battle against the governor and some GOP state senators who supported legislation that was bitterly opposed by labor unions.

Already, Restore Our future has put down more than $2 million in television advertising across Wisconsin. Santorum has spent about $50,000 to answer.

Neither Newt Gingrich nor Ron Paul campaigned extensively in Illinois.

Gingrich has faded into near-irrelevance in the race, but he was defiant in a statement issued after Romney sealed his victory.

"To defeat Barack Obama, Republicans can't nominate a candidate who relies on outspending his opponents 7-1. Instead, we need a nominee who offers powerful solutions that hold the president accountable for his failures," it said.

Gingrich said his campaign will spend the time leading to the party convention "relentlessly taking the fight to President Obama."

Illinois fell into Romney's column far more easily than Michigan or Ohio had.

The night's vote count was plagued by ballot difficulties. Rupert Borgsmiller, executive director, of the Illinois State Board of Elections, said in late afternoon that 25 counties and the city of Aurora were affected by the ballot problem. He didn't know how many ballots were affected but said "clearly you can say more than hundreds."

Romney and Santorum campaigned energetically across the state, and not always in respectful tones.

"Senator Santorum has the same economic lightweight background the president has," Romney said at one point. "We're not going to replace an economic lightweight with another economic lightweight."

Santorum had a tart reply. "If Mitt Romney's an economic heavyweight, we're in trouble."

Anticipating a primary defeat, Santorum's campaign argued that the race for delegates is closer than it appears.

Santorum contends the Republican National Committee at the convention will force Florida and Arizona to allocate their delegates on a proportional basis instead of winner-take-all as the state GOP decided. Romney won both states.

On Tuesday, about four in 10 voters interviewed as they left their polling places said they were evangelical or born again. That's about half the percentage in last week's primary states of Alabama and Mississippi, where Santorum won narrowly. Despite an unusually lengthy race for the nomination, less than a third of those voting said in the polling-place survey they hoped the primary season would come to a quick end even if that meant their candidate might lose the nomination.

The findings came from preliminary results from the survey of 1,555 Illinois Republican voters, and had a margin of error of plus or minus 4 percentage points. The exit poll was conducted for The Associated Press and the television networks by Edison Research at 35 randomly selected polling places around the state.

As Illinois Republicans voted on Tuesday, Romney raised more than $1.3 million at a luncheon in Chicago.

Illinois was the 28th state to hold a primary or caucus in the selection of delegates to the nominating convention, about halfway through the calendar of a Republican campaign that has remained competitive longer than most.

A change in party rules to reduce the number of winner-take-all primaries has accounted for the duration of the race. But so has Romney's difficulty in securing the support of the most conservative of the GOP political base. Santorum and Gingrich have struggled to emerge as the front-runner's sole challenger from the right.

THE LORAX HELPS BRING BACK THE CAT IN THE HAT

If when you saw The Lorax, you got the thought that it would have been nice if The Cat in the Hat or How the Grinch Stole Christmas had been CGI instead of live action... you weren't the only one. And some of those people were apparently at Universal Studios and Illumination Entertainment (the CGI studio behind Despicable Me), because they are now developing a CGI animated version of Dr. Seuss' The Cat in the Hat. Audrey Geisel, the widow of the late Theodor "Dr. Seuss" Geisel, is also executive producing. The task of adapting the 61 page and 1,629 word Dr. Seuss book into a full live action movie has been assigned to screenwriter Rob Lieber, who doesn't have a produced credit yet, but has previously adapted the children's book Alexander and the Terrible, Horrible, No Good, Very Bad Day for 20th Century Fox. The Cat in the Hat has already been a movie once before, back in 2003, when Mike Myers ill-advisedly slapped on a bunch of white make up and... well, let's just not get into all that. Illumination Entertainment is also developing a Dr. Seuss animated/live-action hybrid biopic, with Johnny Depp already attached to star.


Fresh Developments This Week

#1 THE DINOSAURS OF JURASSIC PARK WILL RETURN NEXT YEAR... IN YOUR FACE!

For older moviegoers who can remember the days before CGI effects really took over practical effects, the release of the dinosaur action movie Jurassic Park might not seem that long ago. But, indeed, next June 11th will be the movie's 20th anniversary. Universal Pictures has announced plans to rerelease Jurassic Park next summer to celebrate the anniversary as Jurassic Park 3D, starting on July 19, 2013. This 3D conversion will come to us while Universal Pictures and Steven Spielberg continue to consider plans for a fourth Jurassic Park movie.

#2 LEO AND MARTY TO MAKE THE WOLF OF WALL STREET THEIR FIFTH MOVIE TOGETHER

Although there was some suggestion in 2011 that Martin Scorsese may have given up on the project, this week, we learned that Scorsese will start filming his adaptation of The Wolf of Wall Street this August, 2012. The Wolf of Wall Street will be an adaptation of the memoir by Jordan Belfort about "his days as a hard partying, drug addicted stockbroker who was indicted in 1998 for security fraud and money laundering." Leonardo DiCaprio will star as Jordan Belfort, in what will be his fifth film working with Martin Scorsese, after Gangs of New York, The Aviator, The Departed and Shutter Island. The Wolf of Wall Street script was adapted by Terrence Winter, creator of the HBO series Boardwalk Empire (which Scorsese also worked on), and screenwriter of Brooklyn Rules and the 50 Cent movie Get Rich or Die Tryin'.


#3 DONALD RUMSFELD DOCUMENTARY WILL COVER BOTH THE KNOWN AND UNKNOWN

There are only a relative few documentary filmmakers that most moviegoers could name, and most of them (Michael Moore, Morgan Spurlock, Nick Broomfield) are known because at least partly they insert themselves into their film. On the other hand, there is the approach of Errol Morris, who has also appeared in some of his movies, but for the most part keeps his presence more subtle (which adds significance when Morris does show up). Morris' documentary features over the last 35 years have included studies of Stephen Hawking (A Brief History of Time), an execution device inventor (Mr. Death: The Rise and Fall of Fred A. Leuchter, Jr) and former U.S. Secretary of Defense Robert McNamara (The Fog of War), mostly discussing his role in the Vietnam War. The subject of Errol Morris' next documentary was revealed this week to be one of McNamara's successors: Donald Rumsfeld, who likewise, was a central figure in the recent conflicts in Iraq and Afghanistan. Morris isn't discussing the documentary, but reportedly, Donald Rumsfeld sat down for a series of interviews in February, 2012 for this currently untitled documentary (which could borrow the title from Rumsfeld's memoir, Known and Unknown).


#4 HOCUS POCUS, HAREM SCAREM, HERE COMES MANDRAKE THE MAGICIAN

Well, okay, there's not really a good "magic spell" rhyme that goes with "magician." Anyway, considering what happened last weekend with John Carter, one might think that there would be a cooling trend in Hollywood towards decades-old material that hasn't ever received wide and mainstream recognition... in the last few decades or so, at least. Regardless, Warner Bros has picked up the rights to the classic comic strip Mandrake the Magician. Starting in 1934, Mandrake the Magician was a daily comic strip about the globetrotting adventures of a stage magician who used his abilities as an illusionist and hypnotist to battle a wide variety of foes, with his African strongman friend Lothar at his side. Mandrake the Magician has never been the subject of a theatrical feature film, but he has been adapted as both a 1939 serial and a 1970s TV movie. Mandrake the Magician was the second most famous creation of Lee Falk, who also created The Phantom, and had a second career as a theatrical director, working with such Hollywood heavyweights as Marlon Brando, Charlton Heston, Paul Newman, Eva Marie Saint and Shelley Winters. Mandrake the Magician lands at Warner Bros after over a decade of development elsewhere, including periods when both Jonathan Rhys Meyers and Hayden Christensen were attached to star. Warner Bros reportedly wants to start over from scratch with new writers, with an eye towards reviving Mandrake the Magician the same way that the studio did with Sherlock Holmes.


#5 JEREMY IRONS, VIOLA DAVIS, EMMY ROSSUM AND EMMA THOMPSON TO BE AMONG BEAUTIFUL CREATURES

There are far more movie news stories in the typical week than the ten items in the Weekly Ketchup, so sometimes movies trickle under the radar of the column. One such movie that is finally accumulating an impressive cast worthy of mention is the American South-set supernatural love story Beautiful Creatures, based on the first in a series by coauthors Kami Garcia and Margaret Stohl. The latest cast member is Jeremy Irons (The Lion King, Die Hard with a Vengeance), and he joins the already cast Viola Davis (The Help, Doubt), Emmy Rossum (Phantom of the Opera, The Day After Tomorrow) and Emma Thompson (Nanny McPhee; she was also Professor Trelawney in the Harry Potter movies). They all have supporting roles, with the lead star-crossed lover roles going to relative newcomers Jack O'Connell and Alice Englert. The Beautiful Creatures script was adapted by Richard LaGravenese (The Fisher King; cowriter of Beloved, The Horse Whisperer), who is also directing (he previously directed P.S. I Love You, Freedom Writers and Living Out Loud). Filming is scheduled to start in April, 2012 in the New Orleans area.


#6 STEPHEN KING'S THE DARK TOWER MAY YET STILL BE BUILT

One of the big movie news trends of 2011 was a new reluctance among studio execs to greenlight expensive genre movies, with many recent movies suggesting they were right to feel that way (see: Cowboys & Aliens, John Carter, Green Lantern, etc). Among those high profile shelvings was Universal Pictures' decision to scrap plans for three movies and two TV series adapting Stephen King's multi-novel epic The Dark Tower. When that deal fell apart, Ron Howard and Imagine Entertainment retained the rights to shop the project around to other studios. This week, they found a new home for The Dark Tower as Warner Bros has bought the script by Akiva Goldsman (The Da Vinci Code, A Beautiful Mind, Batman & Robin). Deals are not in place yet, but there are hopes that Ron Howard and Javier Bardem will both be able to follow the project to Warner Bros, as director and star, respectively. Bardem has long been the top choice to play Roland Deschain, the last living member of an order of gunslingers in a magical fantasy land that resembles the Old Wild West. There's also the possibility that the new plans could still include the TV shows, possibly on WB's corporate cousin HBO. If all goes smoothly in negotiations, Ron Howard could start filming the first installment as soon as early 2013.


#7 STEVE CARELL IS IN THE MARKET FOR MAGIC KINGDOM FOR SALE -- SOLD!

This might be another case of this writer dating himself, but back in 1986, one of the biggest stories in the fantasy literature genre was the publication of Terry Brooks' Magic Kingdom for Sale -- SOLD!, which was a departure after his initial Shannara trilogy. Brooks eventually returned to Shannara to write another 20 or so books, but he also followed up Magic Kingdom for Sale -- SOLD! with five more sequels set in the world of Landover. Last Friday, after the Weekly Ketchup was submitted to Rotten Tomatoes (the late placement might also explain why few other sites picked up on this story), it was revealed at Hollywood.com that Steve Carell is now attached to star in an adaptation of Magic Kingdom for Sale -- SOLD! Carell will play a widowed lawyer who responds to an advertisement for a magical kingdom for sale, which leads to his landing in the world of Landover, which he must protect from the impending threats of an evil demon. Akiva Goldsman is producing, and the project is currently seeking a new director after the departure of Stephen Sommers (The Mummy, Van Helsing, G.I. Joe: The Rise of Cobra). The script was adapted by TV writer Craig Wright, who wrote two season 2 episodes of LOST and was also the creator of the ABC series Dirty Sexy Money.

Rotten Ideas of the Week

#2 JUST IN TIME FOR ST. PATRICK'S DAY... LEPRECHAUN TO GET A REBOOT

Now that it's 2012, we're sort of past the time when it seemed like nearly every new week brought word of an old horror franchise getting a reboot. One that hadn't happened yet was Leprechaun, the cheaply made series about an evil little magical creature with a deadly obsession with his pot of gold. That may be because most of the big horror franchises started in the 1970s and 1980s, and Leprechaun didn't come out until 1993 (there seems to be an unwritten rule in Hollywood that most announced remakes are of movies over 15 years old... except for when that rule gets broken). Anyway, Lionsgate is the studio with the rights to Leprechaun, and (for some reason) they're teaming up with WWE Studios, AKA the movie-making subsidiary of World Wrestling Entertainment, Inc. One has to wonder if perhaps this means that WWE has an eye towards casting one of their wrestlers and/or wrestlers-turned-actors in Leprechaun. Not much else is known about the remake except that it will modernize the concept, but really... isn't that what all remakes do? Anyway, being so-bad-they're-good doesn't actually count as being "good," and so that's why the idea of a Leprechaun remake is one of the week's Rotten Ideas.


#1 MICHAEL EISNER GOES FROM THE MOUSE HOUSE TO THE TRASH (AND DISCOUNT) BINS WITH GARBAGE PAIL KIDS

Few studio chiefs in the modern era have ever had the high public profile of Michael Eisner, who ran Disney from 1984 to 2005, which included the period in which he was the weekly host of The Magical World of Disney on ABC. Since his departure from Disney in 2005, Eisner has focused his energies on Torrante, an investment firm most notable for owning Topps, a prominent publisher of collectible sports cards. And that leads us to the week's Most Rotten Idea, as Topps and Torrante also therefore own the rights to Garbage Pail Kids, which, starting in 1985, was a card series that spoofed the then-popular Cabbage Patch Kids doll line, with each card featuring a twisted pun character with art. The Garbage Pail Kids cards were sometimes cute and/or funny (and they were also, somewhat bizarrely, co-invented by Maus comic book writer Art Spiegelman). The problem with Michael Eisner now developing a new Garbage Pail Kids movie is that the world already had a Garbage Pail Kids movie back in 1987, and it remains to this day one of the relatively few widely released movies in the last 25 years that has an absolute 0% on the RT Tomatometer. Anyway, a YouTube poster who calls himself just "PES" has been hired by Michael Eisner to make his feature film debut with Garbage Pail Kids, working from a script by newcomer Michael Vukadinovich.

Women's issues to haunt GOP in general election | Medill on the Hill

WASHINGTON?While the economy still tops the talking points of Republican presidential candidates, the battle over access to birth control and other women?s health issues has sprung to life on the primary campaign trail as a hot-button issue that some say will drive women away from the GOP.

Until recently, the election had been mostly dominated by the economy and high unemployment rates. But now, social issues like contraception and birth control access are driving the political conversation.

?I think the Republican primaries have put a lot of emphasis on certain women?s issues and unfortunately they are choosing the ones that are politically expedient, not necessarily the ones women want to talk about,? said Lisa Maatz, director of Public Policy and Government Relations at the American Association of University Women.

Social issues first emerged on Feb. 2 when the Susan G. Komen for the Cure foundation announced it was ending its grants to Planned Parenthood. After three days of criticism from politicians and the public, the foundation reinstated its funding.

This incident was quickly followed by a standoff between the White House and the Catholic Church over an addition to the health care law that required that all employers to provide contraceptive coverage to their employees.

Congressional Republicans joined the fight, unsuccessfully attempting to pass an amendment that would allow employers to opt out of providing birth control. President Barack Obama quickly exempted nonprofit religious organizations from the requirement, moving the onus of coverage to insurance companies.

Within days, birth control and contraception became a heated talking point on the GOP campaign trail.

?These issues are something the Republican [presidential candidates] seem to have really locked onto,? said Maatz. ?But their positions don?t seem to be reflective of where most women are at.?

Former Pennsylvania Sen. Rick Santorum has taken a forceful position on social issues. On the campaign trail, Santorum has argued that the wide availability of birth control has had ?negative moral and social impacts? on the country.

Although Mitt Romney is more socially moderate than his competitor, the former Massachusetts governor also rejected President Barack Obama?s mandated health care plan.? At an event in Fargo, North Dakota, Romney said requiring institutions to provide birth control violated the First Amendment.

According to survey released by the Centers of Disease Control, virtually all women ages 15 to 44 have at one time used some form of contraception.

?The idea that major party candidates would be questioning birth control is really shocking,? said Lois Uttley, co-founder of Raising Women?s Voices. ?Contraception was legalized for married people in 1965 with the Griswold Supreme Court decision. For most Americans, this has been a settled issue ever since.?

The latest comments from the Republican candidates have aimed to energize the party?s conservative base. Yet these comments have enraged many moderate and independent women?one of the most important electoral swing votes.

?The issues have really hit home and the reality is women are not liking what they are hearing,? said Maatz. ?These are the few issues where women will split with their families and church and go to the ballot box to vote for who they want?not for who their husband told them to vote for.?

Charles Cook, editor of The Cook Political Report, a nonpartisan newsletter that analyzes elections and campaigns, said focusing on social issues will hurt the Republicans in the general election.

?This year, it seems that Republicans have become self-absorbed and obsessed with their conservative base,? said Cook. ?They seem unable to acknowledge or unwilling to care that the rest of the electorate is watching and getting turned off by overheated rhetoric almost guaranteed to alienate all but the most conservative voters.?

From 1992 to 2008, Democrats won the overall women?s vote in every presidential election. But in the 2010 midterm election, women overwhelmingly supported Republicans.

Now, there are signs of another shift in party allegiance.

According to an Associated Press poll, Obama?s approval rating among women has jumped since December, from 43 percent to 53 percent. The poll suggests this gain was fueled by the current focus on contraception in the political world.

?Right now [the Republican Party] is in the process of losing young women?s votes for an entire generation,? said Terry O?Neill, president of the National Organization of Women. ?It?s troubling.?

According to O?Neill, the Republican Party has created a sudden ?culture war? over the rights of women and their place in society.

While officials of the Republican National Committee did not respond to requests for comment, the president of the National Federation of Republican Women said there is ?absolutely no gender gap? within the Republican Party.

?From RNC staff members to Republican volunteers, there is always an even mix of females and males,? said Rae Chornenky, president of the NFRW.

The 2012 Republicans primaries are a good indication of this, she added.

?Republican women are very involved and connected with the different candidates and their staffs,? said Chornenky. ?When we do get a candidate, I think women?s voices are going to be heard?heard more and heard more strongly.?

War on Women

O?Neill, however, called the GOP primaries ?a referendum on the war against women. Santorum is one of the most enthusiastic warriors against women and that is a huge part of his policy and platform.?

After the Pentagon announced that women would formally be permitted to have jobs closer to the front lines of combat, Santorum expressed skepticism. The Republican presidential candidate said women?s ?emotions? could create a ?compromising situation.?

?Rick Santorum does not know what he is talking about,? said O?Neill. ?Combat today is not arranged in front lines and back lines. Women who serve in Iraq or Afghanistan are every bit in harms way as the men who serve alongside them. But the difference is they are not entitled to combat pay.?

According to Service Women?s Action Network, more than 140 women in the American military have lost their lives during operations in Iraq and Afghanistan.

The Pentagon?s new rule opens up specialty jobs previously limited to men. Women can now be tank mechanics, radio operators, medics and fire detection specialists.

Although many women already have these jobs, they now will get corresponding salaries.

?Currently, our military policies are creating what we call ?a brass ceiling?,? said Katy Otto, communications director for SWAN. ?Women are performing a lot of the same jobs as men that carry similar risks, but they are not being allowed to have the appropriate titles and rankings. The Pentagon?s decision is just one small step forward to solving this problem.?

According to Otto, the subject of women in combat will ?definitely? be a topic of discussion in the upcoming general election.

?Santorum has already commented on this subject. And although his comments were kind of ridiculous, he brought attention to it,? Otto said.

In an interview on NBC?s Today show, Santorum clarified his comments about women in the military.

?The issue is?and certainly one that has been talked about for a long, long time?is how men would react to seeing women in harm?s way, or potentially being injured or in a vulnerable position and not being concerned about accomplishing the mission,? Santorum said.

Women advocacy groups argue that Santorum?s backpedaling illustrates the growing problem within the Republican Party?an inability to connect with women voters.

According to O?Neill, this is because the Republican Party is a ?male-dominated? establishment.

?One of the reasons the Republican Party is losing its way is because it has pushed out its women,? she said. ?It would be a better, stronger party if it brings more women into its leadership.?
