Your rental home will not generate any money without a renter so you have to make them stay for a long time. Regular communication with your renter and having a good relationship with them can induce them to take good care of your rental home. This can assure you that the condition of your home will be maintained while the tenants are occupying your property. Be responsive with their calls and make an immediate action to their complaints. Show them how much you care for their welfare.

4. Let The Professionals Help You

There are investors who want to handle their real estate rental business by themselves. Though being hands on in a business can be a great means of understanding the ins and outs of the business, it can still be better for you to seek for the support of the experts. There are things in rental property management that can be done and executed only by the expert. Further, bear in mind that your time is a valuable commodity so if you think that you don't have the skill in doing repairs better employ someone who is proficient in performing the job.

Mitt Romney Keeping Quiet On Obama's Immigration Decree ...

Where Mitt Romney stands on Obama?s recent deportation hold for Dreamers is yet unknown. A few years ago, Romney was solid on his immigration stance, saying in his campaign advertisements, ?As president, I?ll oppose amnesty, cut funding for sanctuary cities and secure our borders. Legal immigration is great, but illegal immigration ? that?s got to stop.? Although Romney has come forward to discount Obama?s decision as one solely based on capturing the Latino vote prior to the election, the staunch opponent of illegal immigration is silent on whether or not he would overturn Obama?s decision were he to become the next President of the United States.

But just last year, Romney presented a clear anti-dream act approach to immigration, ?With regards to illegal immigration, of course we build a fence. And of course we do not give instate tuition credits to people who come here illegally,? Romney said at a Sept. 12, 2011 debate in Florida. ?That only attracts people to come here and take advantage of America?s great beneficence.? He went on to say, ?People respond to incentives. And if you can become a permanent resident of the United States by coming here illegally, you?ll do so. What I want to do is bring people into this country legally, particularly those that have education and skill that allows us to compete globally.?

Romney?s campaign website clearly outlines his position on immigration including his desire to increase visa caps for highly skilled workers and grant permanent residency to foreign born U.S. graduates in the STEM fields. Unfortunately, Romney has no new ideas for solving the unskilled worker crisis and takes an Obama-like focus on employer enforced immigration policies; ?I will establish a tamper-proof employment verification system like E-Verify that will enable employers to hire only those legally permitted to work and deny jobs to those here illegally. This will turn off the jobs magnet that attracts so many unskilled workers to cross the border illegally or overstay their visas.?

As long as the immigration politics of The Dream Act keep the American public emotionally polarized on immigration issues, politicians can avoid finding real solutions to our broken system. Many of our most vital industries clearly rely on foreign-born laborers to maintain profitability and compete in the global market. Businesses have felt the financial impacts of the current administrations enforcement policies. Although Obama?s deportation hold will create roughly 800,000 new temporary workers, these part-time student workers are not the long-term staffing solution American businesses need. The controversy continues! This morning, I got an email from Leslie Zenz, director of the Fremont Solstice Parade, who hoped to exonerate the group by saying this wasn't their first time:

While I do not know what the intention of this group was for the 2012 parade, I highly doubt from what I saw that their intention was to Blackface.

Last year, this same group attended in full black body paint with flowers, flip-flops, and umbrellas (see attached photo). I would like to respond only from my perspective here. What I am about to say is not necessarily the opinion of the Fremont Arts Council proper, should this get blown way out of proportion.

My understanding is that Blackface is a very intentional action where the wearer of black paint (most often accompanied by white eyes and exaggerated lips) is in direct mockery of African Americans.

That is not what I saw happening during the parade with this group. From the photo below, you'll see two of the women are blond and no effort has been made to give them corn rows, dreadlocks, or even darken the hair. Simply dancing to drum music (which was not a part of their ensemble, but a neighboring ensemble) and waiving about a spear-like object (which I did not see), does not an African person make. I am sorry [people were] offended. I am honestly surprised by this interpretation.

I have a longer perspective having witnessed this group the year before in black body paint. I will let the ensemble leader respond further on their intention with the performance.
